Improvements and Permitting

The existing pool complex is a masterpiece of integrated architecture. The 198,000 gallon swim tank is an offset 70 x 30 foot design with pebbled finish, 11 feet deep, that features an Olympic-class diving board and 85 feet of infinity edge. It is bounded to the east by a large entertaining area comprised of ipe wood deck and high-grade Grecian tile hardscape, a large BBQ, and a luxurious kitchen. Separate and ample bathrooms include lockers, and showers. Integrated into the lower sections of the structure is an 1800 SF office and conference facility with separate 400 SF media room. The complex is also fenced and landscaped with native plants from around the property. 


Multiple improvements at the property including the pool complex were completed without permits, but were constructed in a manner that should make them easy to implement in a long-range development plan. The County of Santa Cruz recently issued a notice of violation for lack of permits for the pool complex and tennis court, and a land-use consultant has been hired to advise on the optimum strategy for legalization of the existing improvements and range of possibilities for future development. A report from the land-use consultant will be made available to qualified parties with serious interest in the property.


Permits have been obtained for the following: Well, PG&E power, culvert under the cement bridge, and the curb cut at San Andreas Road. Shaw has not received any other notices of violation from any governmental agency, including the County. In order to facilitate an “as built permit” for the pool complex, as-built plans have been drawn, and full copies can be made available to qualified parties with serious interest in the property. Shaw maintains that permits are not required for tennis courts, outside kitchens, 120 sq. ft. rooms or composting bathrooms, but this can and should be verified during the due diligence and/or permitting process.
